How do I know if my roof needs to be repaired or replaced?

Replacing your roof should be thought of as a last resort. In many cases, a minor roof repair may be all you need. However, when the damage to your roof becomes so severe that it affects its structural integrity and your safety, a total roof replacement may be necessary. Please know that our roofing contractors at Keith Barker Roofing will always do what’s in your best interest as a home or business owner. If it’s possible to repair your roof rather than replace it, we’ll let you know. Here are some telltale signs your roof may need to be replaced rather than repaired:

What’s the difference between re-roofing and a roof replacement?

If we have to tear everything off your existing roof down to its deck and then reinstall roofing materials, it’s considered a total roof replacement. If a new layer of roofing shingles can be laid over an existing layer of shingles, this is referred to as re-roofing. Re-roofing is often a less costly repair option, but be aware it isn’t always recommended, especially if your roof already has two layers of asphalt shingles on it. If your roof has a minor leak or damage, a re-roof may help you extend the life of your asphalt roof. However, more complex roofing issues should not be addressed with re-roofing.

Think of re-roofing like applying a Band-Aid: it’s usually used to cover up cosmetic issues but not to fix major problems. Re-roofing isn’t an option for all types of roofing (it can’t be done with a slate roof for example), and you should never try to mix-and-match roofing materials (applying a layer of asphalt shingles over cedar shakes). Depending on the extent of your roof damages, getting your roof replaced is usually a wiser long-term investment despite the higher initial cost.

If I replace my roof, will I have to replace my gutters and downspouts at the same time?

Not necessarily. Are your gutters and downspouts damaged and beyond repair? If so, then it may be in your best interest to have them replaced at the same time as your roof. It’s possible that severe weather damaged your roof, gutters, and downspouts at the same time. Things to look for when trying to decide if you need a gutter and downspout replacement include overflowing runoff water or leaks.

 

How do I know if I should replace the shingles or the entire roof system?

Has your roof been damaged by heavy winds or a fallen tree limb? Sometimes it’s possible to replace missing asphalt shingles rather than replace the entire roof system. Generally speaking, if your roof is relatively new and in reasonably good condition, we may be able to replace your torn or damaged shingles. However, if your roof has reached the end of its lifespan, it’s probably in your best interest to go ahead and replace the entire roof system.
